As a buyer it cost absolutely nothing to acquire representation, is the seller who pays the commissions.
The cost varies depending on the negotiations you establish with your realtor. There are market standards that are set and brokers policies put in place to maintain those standards.

P = PRINCIPAL – Payment to the loan amount balance.
I = INTEREST – The amount the bank charges you for lending you the money.
T = TAXES – Property tax.

MI = MORTGAGE INSURANCE – It is an insurance paid to protect the lender in the event of a default on the loan, It is mandatory if the downpayment is less tan 20% of the sales Price.
HOA = Homeowner’s association fee. This is paid to the community management company of the subdivision where the property is located. This payment does not go to the bank.
