Hi! My name is Gilda Marchena I have been working as a Realtor in Georgia since 2015. Architect by profession with some years of experience working as a project manager and designer in the residential construction industry, also I have collaborated in different design initiatives.
Over these years I acquired the NAR designations as an Accredited buyer representative and Seller Representative Specialist.

The cost varies depending on the negotiations you establish with your realtor. There are market standards that are set and brokers policies put in place to maintain those standards.
- If you have a clear idea of your credit situation, steady employment for the past 2 years and some savings, you should contact a realtor 60-90 days before the purchase.
- If you know that you need some work on your credit and have no savings, you should contact a realtor 4-6 months prior the purchase.

P = PRINCIPAL – Payment to the loan amount balance.
I = INTEREST – The amount the bank charges you for lending you the money.
T = TAXES – Property tax.

MI = MORTGAGE INSURANCE – It is an insurance paid to protect the lender in the event of a default on the loan, It is mandatory if the downpayment is less tan 20% of the sales Price.
